4 Point Inspection
The 4-Point Inspection is a insurance inspection and consist in a visual evaluation of the following components:
- HVAC (Heating, Ventilation and Air Conditioning)
- Electrical System
- Roof
- Plumbing System
The purpose of this inspection is determinate the age, general condition and remaining lifespan of these systems. This is a limited visual inspection of the components that the Insurance Company may find insurable or not insurable.
When a homeowner needs a new policy, re-new an existing one or wants to move to a different Insurance Company looking for better insurance rate, this inspection is required.
As a reference most of the time a 4-Point Inspection applies for homes over 20 years old. With regards to the Insurance Company, they are generally looking to see if the property has been updated to current standards and is in good condition.
